One of mine went DOWN... I'm surprised by that given the price increases over the last year. Any idea why?

My understanding is that the tax is based on appraisal value of last year. We'll see an increase next year with a 3% cap for most of the properties (primary and rental with rent under fair market value).

My taxes as assessed went up by close to $1,000, but most of that is waived due to the 3% cap for primary residences. Unfortunately, I'm not going to have the same benefit on my condo in Miami Beach, the market value of which has gone up about 35% since last fall. But that's not a bad problem to have, lol.

One minor correction to the title of your thread: taxes are not yet due, although one could pay them now if one wanted to. The first installment is not due until August 19th. If you look at the online property bill, it states that there is no current amount due as of July 9th.

Tax bills should be delivery this month this year taxs are assess last year
