Wow, I must be a pushover landlord, I've never kept a penny of anyone's deposit...to penny-pinch people less fortunate that are just scraping by and are forced to rent. Geesh...that list looked like he was trying to keep your entire deposit. Embarrassing on his end.

In almost all states normal wear and tear is on the LL. As it should be. Touch up paint? Give me a break. If you cleaned the place and left it close to what it was like (minus wear and tear) than most of this is bogus.

If touch up paint elicit's a "give me a break" reaction, then you've never done it. It's harder to touch up than repaint a wall.

That isn't the point. The point is if it just needed a touch up it very likely falls under normal wear and tear and the LL has no business withholding security deposit money for it.

That's where you're wrong and most judges will award repair costs for things like that in Clark County.

Backward county with poor tenant laws then. If paint touch ups aren't normal wear and tear than nothing is.

Half the stuff I've had to "touch-up" I've just done on my own...to charge someone $20 for a $2 can of touch up paint and charge the guy $20 for maybe 5 minutes work...then who has ever paid $300 for cleaning services? Crazy. Shameful landlord got used to having his tenant's deposit in his bank account for so long he hated to see it go...began to think it was his.

You're entitled to your opinion. Paint will look worn as the years go by but that means it's worn all over, not in spots. Damage from sunlight would fall under normal wear and tear, damage from abuse or furniture scuff marks on the move in or out would not.
