I'm going to go rent all of those mwaa haa haa.
Ok, just kidding.

Think about where you are going to spend your time, outside of home, and go for the closest to that. I'm only 7 miles from work but I wish I was closer.

Is the scale 1-5 or 1-10. Does the higher number equal better?

Clients will be scared to come to you with most of those addresses.

I'll take a stab at this. Most of these areas are not great. However I couple of them are serviceable. On a scale of 1-5 only one of these areas ranks above a 3:

4429 Lawrence Street=3 I know people may not agree but I lived in the area and it was decent. They have really built up the corner of Losee & Craig.

5024 Broken Sound Drive=2 It's on Nellis which means it's hit or miss. Some apartment complexes are okay others not so much.

1492 North Lamb Boulevard=2 The area is generally run down.

2120 Ramrod Avenue, Henderson=3 This is an underrated spot. Decent hidden location

451 N Nellis Boulevard=2 It Nellis which means it's hit or miss depending on the apartment complex.

401 N. 28Th St=1 Area is near a real sketchy area 12th & Fremont.

Again it's personal decision. Other than 28th street any of the areas could work for you. However, you mentioned clients and perception equals reality in some of these areas depending on your client base they may not feel "comfortable' visiting you.
