I'm hoping you all can give me some advice please.
We are active retired couple wanting to buy a 2nd home in/near Las Vegas where we'll spend 6 months a year. We will spend the other 6 months in our current home in Orange County, CA. We're looking for single family home, hopefully under $300,000 in NICE, safe, newer area. We prefer a master planned community similar to Irvine, CA if anyone is familiar with that city. A brand new home is OK. In fact, ideally we'd love to purchase a model home or something furnished.

We don't need a large home...minimum 1500 sq. ft. would work fine, prefer 3 bedroom, single story, cul de sac but that's not a deal breaker. Need small yard for our 2 dogs. Accessibility to I-15 to shorten the drive back and forth to California would be a plus if possible.

Thank you for any help or suggestions. We're hoping to come to Las Vegas area soon to purchase a home (but don't need immediate occupancy since we're not selling our current home).

Master planned communities are all over the entire Las Vegas area. Summerlin, Southern Highlands, Aliante, Mountains Edge as well as many smaller master planned communities are in Las Vegas, North Las Vegas and Henderson.

There are also some lovely senior living master planned communities.

Best yet is to come here and rent a car and spend a few days scoping out the valley. Then you'll probably get the idea of where you want your home to be.

You interested in active mature places? Sun Cities? The obvious places would be on the south side. Southern HIghlands is very much Irvine like. On the eastern side of fifteen there is Inspirada and the various Anthems. That would like be the best bet for a 55+ place. Seven Hills is also around there and very much like Irvine.

the big question is what do you plan on doing in this home? You want good strip access? You going to be retired and simply lazing around? Do you want access to social stuff?

I doubt we'll go to the strip. When we go out for gambling, I'd prefer off the strip. My husband loves to play no limit Texas Hold'em so a casino with a poker room is a must.

I'm concerned about the 55+ communities in case our adult kids and grandkids come to visit. I'm not sure how long they'd be allowed to stay? Also, I think we'd want 3 bedrooms and many of the 55+ only have 2 bedrooms. With this said though, maybe I'm incorrect and shouldn't rule these out.

We do enjoy dining out (favorite is Italian with a nice bottle of wine).

Depends upon the rules and regulations of the community.

I don't see why not, but each 55 and over community has their own rules. A quick phone call to the community-HOA that peaks your interest would answer that question.

I think you will be OK but you may have to do some due diligence before you finalize a buy. There are many communities with limits on size or number. I don't think so in any of the Sun Cities but even there I would check carefully. You may also run afoul of municipal rules. The county is OK but some of the cities require a pet fanciers license for more than 3 pets.

The later Sun Cities tend to have three bedrooms. Anthem for sure. And there are a number of small home single story tracts that will meet your requirements. There is for instance a nice little neighborhood of small single stories on Agate near Las Vegas Blvd called Central Park. Provides good I15 access before the strip problems but is convenient to Southpoint and M for casinos. Also an easy jaunt to the strip.
