Bringing this thread back to life as we need to make a decision within the next couple of days/week to be out by end of July. Ive been searching though craigslist and our budget is around ~$1500 for house with pool/garage/pets/nice area.

I have found a couple and from reading around, These areas seem to be generally safe? An area with low CRIME is our #1 priority at this point.

First off get an RE Agent. In this price class they will do better than CL. And it costs the LL not the Tenant.

Three of these may or may not be in Green Valley and are in areas where you need to check out the school situation. One is in good GVR. you need to see these to know what you are getting into. Some of these could prove pretty harsh...though they may be very nice.

Crime on these would range from excellent to pretty good. So don't worry about that.

We have no children and will never plan to while we are in LV so schools are of no concern.

As for a RE agent, where would you suggest I find one? Google search?

Also, thoughts on Spring Valley and Summerlin?

I live off 215 at Buffalo. Like the area very much. My condo complex rents some out for $800.

$1500 budget is plenty, can get you a 3BR or bigger home in almost every part of town. About only thing it won't get is a spacious high rise condo which doesn't sound like your idea anyways.

I doubt your quality of life will vary much depending on neighborhood. If you are expecting to pay higher rents them it's very unlikely you end up in an area you find unsafe. Simple rule of thumb though is the higher end parts of town are furthest southern and western parts of the city. Further out you are, the newer and generally nicer if will be

This is what I have noticed so far. I like the west spring valley / summerlin area houses and the fact it is close to Costco is a big plus. We would also like to be near a quality gym and trader joes /whole foods/ fresh market.

We are in Summerlin South. Close to Costco/Whole Foods/TJs/Target. Only 5 minute drive.

The more i research the more appealing Spanish Trails area of SV seems to get. It also shows the lowest amount of crime activity of the surrounding areas on CrimeMapping, is this a safe assumption? Any more input on Spanish Trails?

Thank you for this thread, I'm finding it very useful! It has answered some questions I had myself.

I was born in SF and grew up in Pleasanton. I currently live in Pleasanton with my three daughters. We are actually headed out to Vegas next week to check out the neighborhoods, schools and a couple of potential jobs for myself. The cost of housing is what is really appealing to me, as of now. I have a couple of friends with children that live out there, in the Summerlin South area. They have told me areas to check out, so that is our goal next week.
