I saw that a SPROUTS grocery store is coming there.

There is already mall shopping on Charleston / Pavilion Center Drive just to the north of Red Rock Casino ( Costco, Best Buy, Ross etc ) and other areas a little east - Boca Park and Tivoli Village etc.

Does anyone feel that "Downtown Summerlin" will hurt all the surrounding businesses ?

Just another average year in Las Vegas. As former Governor Bob Miller (I think it was) put it - if you haven't seen Las Vegas in the past six months, you haven't seen Las Vegas. I've been here five decades now and the growth, reconstruction, and new business ideas have never stopped coming. Not even in "bad" years. Buildings here are like mushrooms coming up over night then fading away. More BIG ideas come to Las Vegas to die than anywhere I've ever seen. But some spread roots and others sprout up from that.

Take I-15 for instance. It had just arrived from LA to downtown Fremont St., and hadn't reached Utah yet. But I've never seen a time it wasn't being widened, lengthened and expanded.

The area is adding more apartment housing next to the mall, that commercial center is going to have lots of established competition so it needs people to patronize the mall. I bet those people residing in Summerlin are tossing and turning on their beds knowing a huge apartment complex is going to be built next to their homes.

I don't think they'd be building office space for which the don't have signed leases for the majority of.

Something tells me this isn't going to be low income housing.

Apartments? I was told that there will be high end condos included in Downtown Summerlin.

http://summerlin.com/residential/

I actually wouldn't mind living and renting in this mall type thing and whether or not they are condos or apartments. Although eventually, like the residents of The District, I'm imagining the amount of people, traffic and noise would get to me after a while when the novelty wore off.

It is multi family housing units and not SFR so it is apartment/condos/for sale/rentals, now I want to see and hear the reactions of those people in the area. Hehehe please not in Summerlin!! I am really more interested with Red Rock's reconfiguration of their restaurant row facing Charleston blvd. Now I will definitely patronize Red Rock Resort restaurants even more.

Oh, I didn't realize Summerlin residents don't like apartments! But there ARE apartments in Summerlin, isn't there? These in the Downtown mall will probably be high end with very expensive rents.

I think it odd to put apartments in this mall, especially if what you said is true, that Summerlin people don't like apartments. And if I read correctly, they will be three story units. Meaning, will the buildings where these apartments are be three story or the apartments themselves be three story? Condos I can understand, like in the District, apartments, I don't get it.

I wonder if this downtown thing will have streets for driving, like the way they changed the District now. So residents of these rental units can get to their homes?

I believe that was the reason why the residents of the District wanted the street open to vehicles so they could park their cars and have easier access to them.

Actually, the residents of The District fought to have the "Main St" continue as pedestrian only. It was the new owners of the District, as well as the business owners who proposed the change. The residents park directly behind the buildings, not in front.

Initially, The District was intended to have car traffic, but the original plans were changed.

Personally, I preferred it when it was closed to traffic. Gave it a great vibe. But, they were hoping business would pick up, as a lot of them were hurting. It would be interesting to see the numbers.
