Hi

We just got news that our tenant has given notice on our house, and is moving out at the end of the month.

Normally, we would just find another tenant, and that would be it. Our quandry is that we are looking to move from Australia at the end of this year (or early next year) and would like to have a tenant in our house for as much of this time as possible.

Would it be possible to rent our place out for 3 - 9 months? The length of time is really dependent on our visa situation (I am in the process of getting permanent residency). The earliest we would be looking at moving over would be around late October, and the latest would be late March (also dependent on when my visa comes through).

It is a nice 3 bedroom place in South Shores (89128).

Also, we are currently getting $1100 per month - we would be looking at getting something similar to this.

You are coming to Las Vegas in 9 months and wish to live in the house but for the time being want the house to continue to be rented?

If this is the case, advertise a 6 month lease and give the tenant notice at the end to vacate. Things never go quite as smoothly as you plan and you have to allow a little extra time for surprises.

if it is a standard lease, and you received notice today… it would be 30 days, from the beginning of the next month.. not this month…

Yep, we want to keep the place rented if possible.

I wasn't aware that 6 month leases were able to be made. This would be our best option.

How common are 6 month leases?

Not very. And transient people are more apt to trash the house. (There are certainly exceptions -- the servicemen and women at Nellis are usually good tenants.)

If it were my house, I would find someone who I trust implicitly, who needs a break in life, and offer them very attractive rent in exchange for "minding my house" for six months. I have several co-workers who would jump at an opportunity like that so they can get a little ahead financially. Win-win for both you and the tenant that way.

People tend to act more responsibly in a win-win situation -- they don't want to lose the deal they've got going, so it's in their interest to keep the landlord happy. This is my strategy for my own rentals. (I also only rent to coworkers. That means they've been background checked and credit checked by the casino, and they're not going anywhere anytime soon.)

Take a good read on the topic of squatters in this section. So if you could get someone in short term it might be a good idea.

This sounds like a good option for us.

We will be in contact with our managing agent today to see exactly when our tenant is moving out. We are all for offering an attractive rent, as long as this comes with a bit of flexibility.

We hope to be moving to Las Vegas in October, but our moving date may blow out until March next year - we would be able to give any prospective tenant at least 2 months notice of our intention to move back into the place, as it will take about that for us to organise ourselves here.

Do you have any co-workers who might be interested?

Shorter term leases are often in demand and they are likely a better clientele than annual leases. People moving to Las Vegas and trying to get organized to buy a home. Just set the lease up for the shortest access you need and then month to month. Promise and put two months notice by you in the lease.

Offer a 100 or 150 off the rent. They will beat a path to your door.

You should be able to work something in South Shores...just make sure you get it all clear up front with the tenant. You might also try for the more mature tenant with high FICO and good rental history.

Thanks for all of the suggestions.

We have spoken to our managing agent, and she is happy to let the place out for a shorter term.

If anyone is interested in renting our house just PM me and I will pass on the details of our agent.

We will be happy to give a "special" rate if to the right person if they are happy with a short term rental.
