I had an opportunity to look around the Lake Las Vegas area with a local realtor. He showed me all the new houses and condos for sale. They're beautiful. but I was also surprised to see a lot of construction site out there. Let's put aside the affordability of these houses and condos and how much I have in my wallet. In the brochures they provide, there're pictures of some beatiful Mediterranean cities and I can tell that they're trying to help this area grow into some kind of European-themed resort paradise. Let me ask some of you living in Vegas for a long time. How much of a bright future is expected in the Lake Las Vegas area? At present, there're way too many construction sites and I have no idea. Would it be a crazy idea to buy a condo or something in the area (again, let'e not talk about how much down payment, etc)?

I believe it will be one of the most exclusive areas in the Valley. My gut tells me it would be an excellent investment. Yes, there is a lot of construction sites in that area and there will be for some time to come. You would be surprised how quickly those projects are completed though.

If you are rich and don't want to live in a high rise...it is an interesting place. If you are not rich it is dull. The local "excitement" is a pale shadow in comparison to the strip. It lacks and will never develop the local "hot spot" to make it a desirable location if you don't live there.

Basically it is in the boonies. If you don't have a great house with a great lake view why bother?

Buy a condo in the South strip and enjoy Vegas.

If you plan on living here you have to be nuts to even consider Lake Las Vegas.

OK I overstated the case. It is isolated - has very limited services.
The tracts are very much the same as other area tracts once you get away from the Lake...and away from the lake is where most of the tracts are located. It is a difficult commute. 15 minutes gets you to the edge of the Las Vegas proper.

The lake itself is nice...but that does not remove the other disadvantages.

And the services that do exist are inundated in tourists and short term guests.

1962 thru about 1987 or so....whenever "Lake Las Vegas" was hatched.....

IF youlived in Henderson[hooterville then] and had to come into Las Vegas. As you passed the point where Water Street and Boulder Hwy intersected...[pre Freeway] you took a VERY deep breath and held it until you reached Pitman. because of the high % of chemicals flowing thru VEGAS WASH from the Timet Plant and others.

Vegas Wash [altho ostensibly channeled under ground] is now Lake Las Vegas. There are FAR too many chemicals of a FAR to esoteric nature for me...

The same goes with Seven Hills....
Stauffer Chemical was the PRIME supplier of agent orange durning Viet Nam....1975 comes....no more war....a crapload of chemical stores that the Gov. no longer wants....what to do ?.....I know...lets dump it in the desert cause its a defoliant and theres nothing to defoliate.....Guess where it went.......

Lake Las Vegas is boring. I went there last weekend and left in about 20 minutes. Gee, they have a Starbucks in their "village". Wow. Never seen one of those before.

Anyway, you'd be a fool to buy anything in Vegas right now, at least until the real estate market bottoms out some more. Try renting, get a feel for where you really want to live and then make a decision later.

I just bought a home in South Shore and got a great deal.

If you want to live in a resort community with three golf courses, a yacht club, beach, tennis, swimming, lots of waking paths and places to ride your bike, a place for a small boat or sail boat, restaurants and clubs, as well as the public facilities of hotels, casinos and restaurants, then it is pretty nice.

Also it's just a few minutes from Lake Mead, and if you have a large boat, a 15 minute drive to the marina is a real plus. If you own a plane, the Boulder City airport is only minutes away.

There are lots of premium communities like this in the country, and people who like to live within guard gates and participate in physical and social activities, it's top notch.

This is not your average community, it's a master planned high end community, so if you want to work on your car on the front lawn, it's probably not for you.

The undeveloped lots are for people who would like to build a custom home. Again, standard for this type of community. In time all the lots will be filled with custom million dollar homes, which will only raise the value of the rest of the community.

As far as being in the boonies, five minutes away are many of your regular supermakets, a target and a walmart. Green Valley is about ten to fifteen minutes away, and you can get everthing you want there. There is a very large mall, and the District is a nice shopping area with restaurants.

It's about 30 minutes from the strip, if that's what turns you on.

Typical to any city, there are suburbs with high end homes within 30 minutes to one hour away. Many people in New York City would consider Scarsdale, or Greenwich the boonies. Lots of people thought that the San Fernando Valley was too far from Los Angeles, but many other consider the distance to be a good thing.

The best communities to live in the Las Vegas area are not within walking distance to the strip, but within commuting distance. And Golf and Water Sports are some of the best recreational activities in the Las Vegas area.

Even after the fall of real estate prices, Lake Las Vegas homes still retain a good price per square foot average. The only real bargain is in bank repos that may need too much work for the average person.
