My roommate has been living with me in my two bedroom apartment for about a year and 8 months. The apartment is under my name (his is not on the lease) but he does and has had his mail sent to our address from the day he moved in. There was never a written agreement between us, or a time limit for him to stay there, only the verbal agreement and verbal negotiation of rent price. I let him move in as a favor after he hit some very bad times and have regretted it ever since. He brought his 5 cats with him and, in the year and 8 months that he has lived here only bought food for them about 4 or 5 times, cleaned out the cat boxes 5 or 6 times and bought cat litter no more then 5 times. I take care of them single handedly so they don't suffer from his neglect. He also never picks up after himself, to the point where I was tempted to call the CDC to have his room dealt with. He recently has taken to disappearing for 3 or 4 days at a time and not letting me know to feed the cat that lives in his bedroom (why I was in his room in the first place), leaving her starving for days before I know that he has been gone and that I need to feed her. Last weekend I let him know that I need him to move out in 30 days (by September 1st at the latest). He always eventually pays his share of rent but I never know when I'm going to receive it and have to ask/remind him 2 or 3 times before he gets it to me. I also told him not to bother with the last month of rent and to just use it to find a new place to stay (since he probably wasn't going to get it to me anyway). I was going to print out a letter saying when I'd like him out by and sign it in addition to verbally telling him, because he doesn't seem like he plans on going anywhere. Is there a way that covers me legally for what I'm trying to do (forms, letter templates, etc)? Or anything legally I need to look out for? Thank you in advance for your help and advice, I'm in over my head, here!

Give him written notice of a 30 day end to his month to month. If he does not neave then you use the standard eviction procedure. Google Nevada eviction and you will find all the stuff.

YOu may be able to do better as your are renting a room but that is outside the normal pattern so I would go with a straight evictuon. After a while he and his cats ends up in the street out front.

You should follow the legal eviction process.

But when I had a similar problem in Colorado, I packed his crap, boxed it up and put it on the stoop. I called a locksmith and changed the locks. I waited in my apartment for him to get back. He pounded on the door for a few minutes, cussed me out, and then took his crap and left to find someone else he could mooch off of.

Enough is enough, time to act no matter what you decide!Calling the non-emergency police number could get you some information.

Are you going to keep the cats?
It is best to do some research and find out how you have to legally evict him so he can't take you to court and win a court order to be able to stay.

LVOC is correct about the legal papers for eviction all being available online.

As far as the cats go, if he doesn't take them with him, you can try putting an ad in the classifieds or contacting a rescue group.

It's a month to month tenancy, then. You give thirty days notice to vacate, if he's not out, you start the eviction process. You don't need a lease to evict.

There's a good chance you will need to go through the eviction process. From what in told is you give notice and then if not out pay an extra fee to have him escorted out. Call your local sheriff to find out the procedure.

Look online for all the documents, as previously suggested. The sheriff's office only gets involved if he refuses to leave by the time specified in the court order.
