I have been disabled since 2009 and have been able to safely walk up and downstairs with few problems. My husband was transferred here and we've rented a two story home which at first was wonderful. I am now experiencing long periods of dizziness and I've started falling quite a bit. Can we break our lease to move to a safer one level home for me? Our lease doesn't end until January 2015.

This will probably depend on a couple of things: first talk to him, maybe he is more than willing to let you out of the least, it doesn't have that much longer to run. If he gives you any static and he probably has a right to, contact your doctor. I am sure he/she will be more than willing to write a letter in your behalf. Obviously if your problems are related to your physical condition there should be no questions asked. Good luck.

Easy. The repercussions for breaking contract are typically stated in the contract.

It is hard to say, some will but others won't without a lot of grief.

I know this is going to sound silly but can you just use the lower part of the home for the next few months until your lease runs out?
I know it is inconvenient but it may be a better temporary solution that breaking the lease.
Perhaps your landlord has a one story home that would work for you.

Why? Developing dizzy spells won't nullify a contract.

This is the only correct answer, nobody here can tell what you agreed to when you signed the lease. You should first read and understand your lease fully, then contact your landlord. Otherwise you'll be trusting the landlords word for what you agreed to, which may or may not be true.

My dizzy spells won't nullify my contract, however, this is a new manifestation of my disability and I've already fallen twice down the stairs, breaking my big toe, sprained my knee and have a hairline fracture of my ankle. I've been staying downstairs but the shower is upstairs along with laundry.

Don't get me wrong, it might be a reason for your landlord to be compassionate. It is probably not a legitimate reason to challenge a contract or legally compel your landlord.
