That's interesting. I always thought Summerlin had more restaurants. I'll need to explore Anthem/Seven Hills more. I also love the views from Summerlin which is accompanied by higher elevation. I haven't seen many similar views in Henderson!?

Then you haven’t looked much? The entirety of Horizon Ridge Parkway has great views. Our house has unobstructed Strip and Mountain views and so do many houses on the ridges up there. That’s why a lot of the nicest houses are in Henderson.

I explored Summerlin and Henderson, bought in the Seven Hills area. Tons of restaurants, great views abound. There is so much in this area I don't find the need to go further than a few mile radius for anything. Horizon Ridge, St. Rose Pkwy, Eastern, Green Valley, The District etc. Anthem is beautiful. I opted for a nicer, more modern house than I was able to find in the 55+ communities. My HOA is lower but I don't have the amenities or views. I have not missed either. I have a nicely landscaped back yard that is low maintenance and suits me just fine.

Actually The airport/strip being closer is generally not true. They are physically closer to parts of Henderson but by time you will not do well from most of Henderson. One of the interesting things is that much of the hill will have GPS routings through the back of the hill and Volunteer because it is so slow coming off the hill through Eastern. Seven Hills is better but again it generally is best routed west to the 15 before you head to the airport or strip..

there are great views in south Henderson but there are also great views in Summerlin.. We just got done bidding on a little house that had a view as good or better than anything in Henderson...even in comparison to the Ridge views around McDonalds. Simply a better site and better placement to the strip.

And actually the best views in town of the strip are likely those in the fourth and tenth ward. They are simply close enough to get the strip in all its glory...Summerlin and South Henderson are too far away. And if you want the huge perspective Sun Rise Mountain is as good or better than anything in Henderson or Summerlin.
Both sides of town have lots of restaurants and bars. I don't think that Henderson has any advntage though it is not bad. Summerlin can easier pull on the great land mass to the west of the strip with lots of opportunities for good food. South Henderson always has some problem in getting to civilization.

And in some ways movin1's situation is an almost ideal placement. Down next to St. Rose with quick access to 15 through the back streets. And he has immediate access to St. Rose and Eastern and Silverado. Unfortunately he gives up the views and the quietude.

South Henderson being what...? Like close to the community college campus? Because South Green Valley is literally next to hundreds of restaurants and amenities. It took 8 minutes to get to the Strip from Green Valley Ranch and our area is 5 minutes from that. With traffic sure you could take 25 minutes but normally it wouldn’t be more than 17. It’s much closer than Summerlin, not even a close comparison. I know you’re die hard Summerlin and that’s fine - it’s a nice area too! - but it’s further out. It also doesn’t have the same view of the Strip as it’s from the wrong angle to have that great of a view and it’s too far away. I agree if you’re closer in you’ll have a better view but I didn’t like some of those areas much at all.

For me the biggest thing is even if I did think Summerlin is equal to Green Valley South, which I don’t at all, I still wouldn’t pay a premium and that’s what they charge. The same house is 20% more expensive in Summerlin and I didn’t see the value. I expected a discount honestly if they want me that far out in a considerably more desolate feeling area. It’s just not worth the price to me.

9016 Greensboro Lane. Neighbor of Sheldon Adelson. Hard core TPC. 22 minutes to Wynn Las Vegas at the same time.

Don't kid yourself. There are some advantages to S. Henderson. Traffic however is not one of them .

Equivalent homes are about the same in S. Henderson and Summerlin. Doubt the difference gets to 2%.

You need a better agent.

That's some incredible cherry picking.

You pick an address that is on the eastern tip of Summerlin with the easiest access to the expressway and compare one of the most difficult places to reach in Henderson from the highway.

Then you pick the northern most strip casino as the destination.

Bravo.

While we all dislike traffic, once you compare *anywhere* in Las Vegas/Henderson with, say, Los Angeles or Silicon Valley or Boston or Chicago or DC or Atlanta... well... few people would consider Las Vegas/Henderson to be in the same awful situation as those other metropolitan areas.

The point was high class and up the hill. Pick anywhere in Anthem Country Club or Sun City Anthem. Same answer. It will of course be better down on the flats. GVR would also be better.

Tournament Hills is not on the eastern border. About 1.5 miles west of it. Almost anywhere in N. Summerlin has quick access to Summerlin Pkwy which is what makes for quick strip access.

And Wynn is still center strip. Across from the Fashion Show Mall. Pick Flamingo and LV Blvd. You will get the same answer. Mandalay Bay is equivalent to using the Strat or SLS.

The point was and remains that airport and strip access are dependent on which tract you pick not on Summerlin or Henderson.
