Happy New Year,

My girlfriend, her son and I were out in Henderson over Labor Day weekend. I can only begin to share my admiration of the community as well above that which I expected. My parents had moved out there four years ago from Irvine, CA (where we currently live), and this was the first time I had been to Henderson. There are some similarities regarding Henderson, and the East Irvine/ Rancho Santa Margarita areas (for anyone who would know), but overall Henderson is more pleasant asthetically and less overpopulated.

Because of the job market (I am unemployed) and the constant hassle of paying rent for an overpriced Irvine condominium ($1800 for a 1350 sq. ft two bedroom) we have considered relocating out of California.

My question is to the board: We are considering re-locating to Henderson before the Fall school year, we are in our late twenties with child, and are attracted to the very affordable rental prices (for ACTUAL HOMES). The employment opportunities seem better than that in Orange County for young proffessionals. There doesn't seem to be the massive amount of people EVERYWHERE in Henderson.

The answer to us is almost undeniable, then again an opinion from a resident would be appreciated. What are your thoughts regarding the future ?? Is Henderson slated to become it's own "Orange County"?

Las Vegas will never grow to the size of Los Angeles Metro, so it will always feel a little less populated, even in 20 years. The weather here is brutal compared to SoCal and Henderson may feel a little small townish once you settle in. You are not unlike a half a million other Californians who noticed the opportunity to relocate, upgrade their housing situation and begin a new life in Southern Nevada. There will be drawbacks, but there are also advantages.

As a practical matter much of Henderson will remain as you see it. Practically the area is built out to the mountains alomg much of its eastern end. The city may continue to grow by moving west and south.

Henderson is to a large extent Irvine with bigger lots. There are some differences...Irvine has high level well paid techno industry that does not exist in Henderson or Vegas. But Henderson is even more a bedroom community obtaining the employment needed to sustain itself from areas outside Henderson.

If you like Irvine you will like Hederson. At well less than half the price.
