Looks like we are buying a home in Henderson. The name of the builder is Century. The community is called Tuscany and it is gated and has security 24/7. I visited the homes with my realtor recently and the homes seem quite nice. Anyone live there now that might have an opinion on the homes or community itself. Any information would be greatly appreciated! thanks!! ( moving from the cold of Chicago)

Tuscany is OK, I live nearby. The shopping in the area is somewhat far away, but that should improve as Cadence is built up. Also, shopping in the area can be ghetto. I get pandhandled regularly in the parking lot at the gas stations, grocery stores, and Walmart in the area.

Also, the schools aren't great. Somehow CT Sewell (the elementary) has improved to a 10 on greatschools, but I personally wouldn't send my kids there. Brown (middle school) has improved on greatschools as well, but again, I wouldn't send my kids there, both schools have had terrible reputations for a long time and that's only changed recently, I don't know if it will hold up.

Tuscany is built directly adjacent to the old BMI/Timet toxic waste dump. It's not actually on the dump (they haven't started building on it, yet.) Still, it's too close for comfort for me.

Have you looked at resales on the north shore of Lake Las Vegas? They tend to be around the same price as new construction in Tuscany and you see what you're buying as opposed to looking at a plan.

Same general area, just a bit further out and very, very quiet. You'll have a much more pronounced Tuscan ambiance. Lots tend to be a bit bigger, less of a tract look and most homes are very nicely constructed.

All of the school and shopping issues are as in Tuscany. However since they completed Galleria Drive it's a 15 minute drive from LLV to Costco. Not too bad!

I would observe that there is vast improvement in the schools in Tuscany and LLV. The elementary school is in the top 25% and in general should not be an issue. The middle school is in the top 10% which is actually very good.

The high school is still pretty bad though. I would not send a kid there.

I recently bought a home in Tuscany and am a part-time resident. Henderson is considered one of the "safest" places in the US for a city of its size although it is right next-door to Sin City. Since I am not there full-time, I like the fact it is a guarded and gated community with patrols driving around 24x7.

Homes in Henderson are also cheaper than in LV. You can get a nice home for about $50k less than a similar model in Rhodes Ranch (Century Communities). Lennar is another builder in Tuscany but they are much more expensive. With the Cadence community building up quickly I am unsure if the home prices will go up or down in the near future.

The completion of Galleria Drive connecting to Lake Las Vegas and Boulder Highway makes it easier getting to shopping areas. (It was used when the President recently visited the area and stayed in Lake Las Vegas) But it is also close to Lake Mead Parkway where there's a Walmart, Target, Albertson's and Walgreens.

You will occasionally hear planes overhead but it is not too bad. I bought a Mohu 50 Indoor antenna which works great for getting OTA TV but sometimes the planes will cause the signal to breakup briefly.

The Rec Center is beautiful and well-maintained. The HOA will be $175/mo starting in January as the local cable company, Tuscany Cable, just shut down operations at the end of November.

The golf course is in great shape but it is managed separately from the community. Currently, there is no discount for property owners.

If you are also considering Lake Las Vegas, make sure you know exactly what your HOA fees will be in your community. The homes look very nice and the prices are very good, but some areas have multiple HOA fees that can add up to several hundred dollars a month. I think part of it was due to the casino and other businesses in Lake Las Vegas that closed during the real estate downturn (and developers going bankrupt) so there's not enough revenue (and taxes) to offset the cost of maintenance.

Homes in Henderson are substantially more expensive than Las Vegas. By 30K or so on the median. In reality similar tracts in Henderson are priced about the same as similar tracts in Las Vegas. That is the tracts say south of 215 will price very close to Summerlin.

Crime is low but that is also true of places in Las Vegas such as Rhodes Ranch or Summerlin.

Tuscany is a relatively inexpensive tract versus Summerlin or Green Valley Ranch or Anthem. Location is one of the reasons and proximity to some heavy industrial sites. The HOA fee is relatively high in keeping with the security and rec center.

We are looking to move there in the next year or so. My kids go other schools. One is in a charter and the other in a magnet. I've been used to driving them to/from for years so not much change there. We live in South Valley Ranch now, and the commute will be a little longer, but not by much. I like the fact that all the amenities of the clubhouse (plus cheap greens fees) are included in the HOA fees.

Default Tuscany...

I have lived in Tuscany since 2010.
I am also a Realtor with ReMax.

I deal with these questions daily.

Personally, this is MY take on it.

Tuscany is the safest and most peaceful neighborhood in the world. Which is exactly what I wanted.

I live in an original Dunhill home, the newer models being built are definitely of a lesser quality, the homes that were all under water, are the most gorgeous, and went into Foreclosure.
Very sad.

Security is very on point, the facilities are on point as far as our REC Center and amenities, but it is a very quiet and safe place.

You see people walking their dogs, but there isn't much interaction with residents, but the HOA tries.

I agree with the school district, my son goes to a Montessori School, and YES I travel a lot to shop at my favorite places like Whole Foods and The Galaxy Theater, restaurants and such, but it will change when Cadence is done. It wont be done for a while.

It was in fact built on the waste dump (comforting huh?) But Its beautiful, and comfortable
Some people don't like driving out this far, but preferably Id NEVER live near the Strip.

Prices are very good in Tuscany, and if you consider LLV, keep in mind there are 3 separate HOAs est. $900.

Tuscany is $175 a month. No Sids or Lids.

Ive had no problems, Its way better than where I grew up (Hudson County NJ) You will never see teenagers in the streets here, or graffiti in Tuscany...
But there is a Walmart nearby, which is pretty gross, panhandling like the other poster said, and people trying to sell you food stamps, but you have to drive a couple miles to it from Tuscany... within 1 more mile is a Target, Starbucks, Ulta, Marshalls, Petco...
You will drive out here, but you wont ever hear a helicopter overhead, or hear parties going on, or see people working on cars in their driveway.

The Christmas time is decorated beautifully, Halloween is a kids trick or treating dream, I don't steer people away from any place, I just listen to what their needs are, then focus on finding the right location. You should be specific in what you want and what you don't want.

I predict the next 9 months you will see an increase in the sales prices going up, due to the historically low interest rates... I have pocket listings in here people don't know about, I know the neighbors here, and there are several beautiful places in the Henderson area... Im grateful I don't live in Anthem, where most Realtors live... the traffic is getting unbearable.

Drove by there today…nice pick. That area is going to take off IMO…because it has room to grow and Lake Las Vegas is going to make a comeback….very scenic area as well.
