The area with Trader Joes/Big box stores are busier compared to the shopping center especially toward the weekend.

Obviously, you need to know more of your neighborhood and as someone mentioned here majority of the master planned community of Summerlin is in the City of Las Vegas boundaries while portions of it is in County boundaries and yes you can get mugged and knocked out cold in the parks in Summerlin just like what happened to the Mayor's son.

Again it's never been concluded that Goodman was ever assaulted. And yes we get it. You hate Summerlin. All you ever do is bash Summerlin thread after thread. Even when it's completely unrelated to the topic at hand. Must be the inferiority complex that comes with living near Summerlin but not in it.

I think it's because the residents tend to be stuck up morons and or elderly. (Note that I did NOT say ALL)

I can not tell you how many times some moron in a Mercedes, BMW, or Lexus has almost hit me over there.

I'm rather anti-social, so as long as my neighbors don't blare music, bang on things, or have dogs, I could care less about who or what they are. Don't let your sound enter my house, and I'm cool with you.

That being said, I'd prefer to live in Summerlin due to proximity to Mt Charleston and Red Rock.

I don't think people hate Summerlin. I think it irritates locals that newbies think it's a different town. It's not. It's just a neighborhood. A nice one, in general, but there are plenty of nice hoods in the valley.

I, to an extent, agree with EA. Some people who live in Summerlin with whom I've interacted tend to project an air of exclusivity, when in reality, there is nothing exclusive about it. It's simply a nice neighborhood like any of the dozens of neighborhoods around the valley.

There are exclusive pockets around the valley where the uber-rich live, but Summerlin's not one. It's middle-class to upper-middle-class, yet the "stereotypical Summerlinite" is snooty about it, like only the wealthy live there.

If you like the west side but don't want to live in Summerlin one of the best kept "secrets" seems to be The Lakes/Peccole Ranch areas. I say "secrets" because the area seems to be overshadowed by Summerlin which is a shame. Houses in Peccole seem to be a little newer but the yards seem a bit smaller (I'd say average for most homes in Vegas?). The walking trails in Peccole are fantastic. The Lakes offers homes built in the mid-80's/90's but the yards by today's standards for the most part are quite generous sans a custom home.

The wife and I narrowed in on this area as it's close to some great amenities (Boca, Tivoli, some nice independent restaurants and bars in the area) as well as close to Red Rock. The neighborhoods and walking trails are very nice and nicely kept but there is no "air of exclusivity" in this area - just nice moderately priced homes in a nice area. The associations and the dues are very reasonable.

Bottom line the whole Henderson vs. Summerlin/West side debate is one each individual has to answer for themselves. It's like asking which color is better blue or silver? Depends on the person. The wife and I really like living on the West Side of town and prefer the area over Henderson largely for the mountains to the West. We have friends in beautiful areas of Henderson as well. They like that area which is fine. One is not "better" than the other they can't be quantified in that manner.
