Umm, let's just say the area is a bit rough around the edges. Probably plenty of fine blocks around, but get to the busier streets and the aesthetic goes way down.

I have been here 1 year, and I have done more things than some people who were born here.
There are people who go their entire lives in one city, and never leave their tiny comfort zone.
Demanding that a person have 5 years experience is not going to get you the answer you want. It's going to get you scorn.

Just simply inviting those who been here for awhile.

When you live here for awhile, you see many things change. You know the history of certain things.

And these will either cause you to rethink or have a second opinion for better or worse. That's all.

Would you rather ask Bill Belichick or some dude on the street a football question?

Dude... If you weren't such a weirdo with the way you go about your questions, then you would probably have a better chance of getting legit responses from PEOPLE WHO KNOW THINGS.

We all tried drilling this into your head last time, but apparently it bounced off with no absorption whatsoever.

And by starting off your response with "no demand here", you lose all credibility in your own right because demand is exactly what your initial question is based upon... Again.

But hey... Maybe you know what you're doing and I'm just an idiot...

At least you remembered to post a link to an article giving an opinion on a Vegas neighborhood... From a company based in Seattle.
