Okay, I am going to split some hairs. Your condo association probably does NOT prohibit ALL business activity, but the local and state taxing authorities expect to get paid sales taxes and regulate the business if they can find it. Since we have no idea what your neighbor is doing, the advice could be all over the place.

The foot traffic and appearance of business activity is a common prohibition in residential HOA CC&Rs. Most concede business activity as long as there is not an appearance of the activity.

I doubt your condo prohibits someone from doing medical billing on the internet, day trading equities, or building websites.

Why do you feel you have to provide some kind of evidence? You are asking for trouble. Just report what you know and let the HOA or management act. Make those clowns earn that management fee the members pay (if you have a HOA management company, you pay for it).

Quite right. At the very least, there may be:

- City of Las Vegas business license
- NV business license
- NV Department of Taxation (Consumer Use Tax)

And perhaps other stuff, depending on the type of business.

Considering the OP has no earthly idea why people are visiting the neighbor, then the OP has no proof of a business being run. Maybe the neighbor is a gregarious soul, and the OP is a bitter person nobody wants to visit? OP, MIND YOUR OWN BEESWAX!

If there is anything here to be dealt with, the HOA would have to do it. They're the only ones who really have the call to and the power. If the OP feels the need to make an issue of this, he'll have to bring it up with them.

I lived directly next door to a cocaine dealer once upon a time.

Every night, coked out addicts would bang on my door demanding that I wake up, come downstairs and sell them a couple grams. How would you deal with such people? How would you deal with such people considering you have children?


We don't know what kind of business the OP is dealing with. Only that it's a parade of people coming and going from a neighbors house. That is EXACTLY what it was like living next to a cocaine dealer. Just a parade of monkeys all day and all night.

I have no objection to a home based business as long as it doesn't effect my neighbors
We call that being CONSIDERATE.

If this person is doing anything outside of being considerate.

REPORT THEM.

they own a house, NOT THE WHOLE BLOCK.

I didn't get the impression OP was talking about anything that extreme. Any situation can be amped up to a point it's not acceptable.

Apartments never have enough parking to start with. If someone is clogging up the tenant's parking lot with their customers they need to rent a commercial office space somewhere. It's not just a legal issue, it's a really douchey thing to do.
