Supply and demand. Same reason for different prices in different neighborhoods in Northern Virginia I'm sure. Summerlin is on higher elevation, neighborhoods are well maintained, close proximity to Red Rock, and it has the top rated private schools.

That argument is criteria bound. If for instance the requirement is age restricted...Summerlin loses..or at least did until the new development in Summerlin goes in.

Mid price houses in the mid 300s? Do better in Summerlin than in GVR.

Ultimate houses? Hard to guess. Sheldon's place is quite a thing though the place going up on the bluff over McDonald's Ranch look like a whole lot of money too. And there are other places hidden away.
