You are incorrect macgeek. We have had a run the last couple of years and gone through a water heater and water softener and a wall oven. We settled all for cash which generally paid 80 or 90% of the cost encountered.

Not saying they are easy or simple and if we expect it to be a simple repair we just use a local service guy. The home warranty companies are too slow and to difficult for minor stuff.

The ones we know who will pay if properly managed are Old Republic, AHS and HSA. And there can be conditions that trip up the unwary - Like annual maintenance on an AC unit.

I would think a minimum of around $100 for a service call is not unreasonable.
