Your contractor would be considerably more worried about contractors board than small claims.

He's the general contractor, according to the contract paperwork we signed.

Keep in mind that one of the pool floor cleaning heads that's supposed to go in my pool has been in Doug's truck for at least 4 months, according to one of the office persons. It's a very quick changeout on the floor head (the wrong one was installed AFTER there was no head originally put in for one of the floor jets).

Thanks, I was thinking I'd need a dollar judgment before pursuing the contractors board. The contact information for the Contractors Board is included in the contract.
I haven't filed anything yet; been very busy flying people home from their vacations. When I get a chance, I'll run by the Nellis Legal office (I'm retired military) and have them review the contract and the best course of action for me to take at this point.

Putting in my pool was the worst financial mistake I ever made in my life. When I did the math, it was 3k per swim, and I’m not exaggerating.

If someone else already threw down the funds to dig the big money sucking hole, you’ll need to have a pool guy, funds for replacement filters, and the inevitable drain once the water has been treated so many times that the pool expert calls it dead. Not a fun water bill, and it’s not a matter of IF, it’s a matter of when.

If you are going to dive in every day to exercise or relax, not a problem, but if you only find yourself taking a dip once in awhile, I’d recommend a gym membership to LVAC or a community with an HOA funded pool.

Maybe someone in the real estate know can chime in on this but at what price point is it somewhat expected to have a pool put it. From my very uneducated and casual observation it seems almost expected once you pass the $500,000 price and are on a half acre lot. It probably doesn't increase the value of your home but I would think it almost makes your home more desirable than a home without a pool.

The pool sold my house for more than any other home in the development by far..and my pool was a bargain to build at 28k but that was back in 2009...mine wasn’t the biggest either. My pool didn’t have a spa either

Really depends. I do not want a pool and would pass on a house that has one next time.

Usually without the need to do the tile and deck about $5k. People who are house flippers like to use paint to make them look nice but its a temporary fix if the plaster is already chipping away.
