Just looking into it for a friend of mine.

He's vaguely thinking of buying something, needs to have good access to the strip, and safe.

He stays in a friends condo when he's in town, which is Hacienda and Lindell area. His friend bought high, and now that its worth very little has found it's becoming a bit too shady. He came back one day to find his front door kicked down and the place robbed. A neighbouring unit was taken over by squatters etc etc

Now him and other residents have installed metal plates over their front doors.

Is there anywhere at that sort of price point where this won't be needed? or does it come with the territory with condos?

Budget is about 60-80, and more towards the 60 if possible, though I've told him to try pushing it and getting a 2 bed place for space.

Any thoughts?

Nothing worth owning at that price if it's near the Strip. The Strip is where crime is highest. Why not get a nice place and drive in when needed? You can get a much better quality of life that way.

Look what you can get for your money if you can be just a couple miles away:

Good point. There are others in your price range with HOAs less than $100/month. Redfin it.

Thanks, though I find Redfin a little hit or miss with hoa fees.

Yes, it doesn't have to be on top of the strip, just an easy drive in since he always rents a car.

My recommendation would be Monterrey in the Las Vegas Country Club. Strip access is easy, the complex is guard gated and units overlook the golf course. There's 5 pools in the community and 1 bedrooms are on the market for $60,000.

I think it's against terms of service to link to postings, so just search Redfin for "Las Vegas Country Club" and you'll find listings.

This is so wrong. 1st-why is he renting a car-not cost effective? 2nd-Is it a vacation or second home?

Hmmm, very good suggestion! Have been into one of the units there a while back, they're not bad. Just have to make sure the hoa fees aren't out of line....

vacation home. Some how he always gets the most crazy cheap rental deals, so it works out well for him

$249 is ok for a condo not an HOA. A condo covers a lot more than an HOA

I'm a little leery of rental conversion condos. I think a lot of converted complexes never "took" as owner occupied housing, and have traded a single professional landlord for many amateur landlords. If you want someplace where you're dealing with neighbors who own their units, this is probably not the type of place you want to buy into. Then again, there are lots of SF house developments in Vegas that have gone that way now.
