There are other nice areas besides Summerlin and Henderson. With your need to be close to the airport , you should consider new developments off of St. Rose Parkway as well as parts of Silverado Ranch and Southern Highlands as well.

Getting to and from the airport from Summerlin would be frustrating.

We chose Green Valley Ranch(Henderson) over Summerlin 13 years ago because it was all to easy to see the major traffic problems Summerlin people were going to have with the spaghetti bowl(I-15/95) interchange. The traffic up there is a nightmare now for any that have to leave Summerlin area for work(based on what hundreds of people at work say and the few times I get over there), but keep in mind ALL of Vegas is starting to turn into SoCAL, as far as traffic. Other then that both places have the same quality people, shopping, crime, smog, temperatures.

You are incorrect. Summerlin and the whole NW has a delay of perhaps five or seven minutes nowadays getting from 95 to 15. Other than that iit is clear sailing. The mess at 215/15 is actually worse.

There is a new jam on 95 north of the Rainbow curve in the evening but that impacts the NW rather than Summerlin.

Anthem of course is far worse than anywhere in Summerlin. Up and down Eastern is just not a nice trip.

The most convenient and the nicest areas to get to the airport and the Strip in my opinion are Spring Valley, Silverado Ranch, or the East Side (of course East of Maryland and west of 95 and don't include any apt. complexes...)

I knew i forgot one..Spring Valley. Living there it's a breeze to get to The Strip. It's older, but well established.

We chose Summerlin over Green Valley/Henderson last year. I was set on Henderson, until we found a great neighborhood in Summerlin.
Since the 95 has finished construction up here, my husband, who commutes to the strip everyday, has no complaints. We can be to the airport within 20-30 minutes, depending on the time of day.
Almost everything we want is in Summerlin. The only thing lacking is a mall, but that too is set to come. There really is no traffic in Summerlin. When we drove around Henderson looking for homes, I could not get over the congestion down there.
Honestly, I think you would be happy in either, but you should check out both and other areas too, to get a feel of the place.

Yeah, we all tend to make a much bigger deal out of this than we should. Everything in Las Vegas is still relatively easy to access from just about anywhere in the Valley. That's just a benefit of western cities. But we have to bit$h about something don't we? It's more fun that way. Find a place you like and take it. Don't worry about the small stuff.

The reality is that whichever side you choose to live on will become "your" side of the valley And you'll moan and complain anytime you have to go the "other" side of the valley. I'm from Southern California and I was really amused by how quickly I became "small town" living here. Where I used to drive for an hour without complaint, now if I'm not at my destination within 20 minutes I get grouchy!
That being said, I live in Henderson and I really love it. The area off of the 515/215 is really nice, though not as central as some other areas. But the airport is 15 minutes away and the Strip maybe 25-30 minutes, depending on traffic.

Agree 100% The people I grew up with, we all live in different parts of the Valley and we dread going across city to each others place. A 30 to 40 min drive at most.

I agree with you Matt. I say to my friends who live right near The District all the time "couldn't you guys find a house on the West side of town!???"

Takes me 20-25 minutes from my house to theirs and I complain about that...lol!
