I am looking at housing in the Green Valley Ranch/ Whitney Ranch area and notice a small patch of a few blocks north of Green Valley High school with a bunch of homes significantly lower in price than what's normal for the area. The area bounded by W Sunset Rd to the North, Green Valley High to the South, and the patch of commercial stores (Sprouts, Nordstrom Rack, etc) to the East.

Is there a reason why? More specifically, I am worried about safety issues. It seems that Whitney Ranch may be less safe than Green Valley Ranch due to it being more North and closer to actual Las Vegas proper which may bring spillover crime into the area?

i live in south green valley right next to the green valley ranch casino. And its very very safe (similar to summerlin)
So the only ghetto part of greenvalley is when you get closer to green valley library. (north)
The reason why I think the price is lower in that area is because all the houses and apartments are very very old, plus there are a lot more apt in that area. Its still not dangerous or anything,, not sure where you are moving from, but henderson green valley area is not even that ghetto compare to other states(bad part of vegas is around the strip) . And btw,, I think whiteny ranch is more closer to the desert? its not close to the vegas strip. N.Greenvalley is closer to the airport which is right next to the strip)

i personally recommend moving towards south green valley! amazing here.

This may sound odd but safety is subjective. Your Realtor should be able to discuss this with you to a point and provide you with resources for you to investigate your definition of "Safety". If you are not using a Realtor send me a private message and I will send you what I send my clients.

Whitney Ranch apt are sec 8 approved. Decreas property value. My realtor told me. Was nice at one point

Everywhere is Section 8 approved. There are no site or geographic issues. The question on Section 8 is whether the building owner wishes to accept it.

Area is older and worn in places. Safety should not be an issue.

Would you happen to know typically what is roughly the price cutoff in henderson for section 8? is it sub 100k? 200k?

It seems like south green valley vs green valley ranch is just next to each other. Why do you think there's a noticeable price difference by a few 10s of thousands? Do you notice a difference in your neighborhood vs when you get to the other side?

This question makes no sense. It is at the discretion of the landlord whether they accept vouchers from section 8 recipients or not.

I understand that. But I'm inquiring about what is the typical or average price for the area that's typically sec 8. For example, in podunk, missouri a $1 million mansion would obviously not have an owner accept sec 8 but in a higher col area like manhattan a $1m market value apt will be subsidized.
