Could anyone advise me whether there is any regulation that requires landlords to ensure appliances are inspected/maintained annually (or regularly)
I'm thinking mostly about the gas ones, like fireplaces and boilers but I guess it may apply to washing machines etc too.
We are currently renting and having been in the same property now for two years were wondering if we should be prompting our landlord.
We previously lived in the UK where such requirements are law.
Any help appreciated!

There is no regulation in clark county for inspection requirements

And you will not find them anywhere in the US. Not done here. And for cause. These things hold together for decades and generally fail benignly.

Wow, no regulation at all? not even any obligation to come out and check out/sweep the gas fire flue every now and then?
I guess we won't be using it this winter then :-(

Actually many people have wood burning flues swept periodically but it is much rarer for one to do a gas flue. You could I think...there are chimney sweeps available.

Ours hasn't even checked the air conditioner in the past 2.5 years. I'm guess he'd rather replace than do scheduled maintenance... Actually, I blame the property manager. We've provided a list every 6 months or so about things that SHOULD be checked/maintained (we were homeowners for decades prior to renting here). I'm guessing the message doesn't get sent to the owner.

I live in Oregon and once a year our property managers checks the smoke detectors and the hot water tank. No gas all electric.
I don't know if they are required or not. Which just reminded me check the batteries in smoke detectors

Yeah, I would've thought at least gas appliances such as A/C, boilers and fires should be checked, for leaks, carbon monoxide etc.
Can't A/C also harbor Legionnaires disease if not properly maintained also?
I'm concerned about these things from a safety aspect but obviously I'm not keen to spend $$$$ getting stuff checked out that doesn't belong to me!

Your health and welfare are at stake. You likely care more abut that then your landlord.

In the US there are virtually no residential boilers. And even when they exist in the NE no one will check unless a problem is suspected. Get a carbon monoxide alarm is concerned. They are cheap. Gas fire places can be a problem. The standard problem is a closed flue. Make sure yours has a block on it so it cannot be fully closed.

Commercial AC with cooling towers can have disease problems. Unlikely in home units.
