I'm looking at houses now and some have over $300 month HOA and don't even have gates. Most of the HOAs that I've seen that high, are for town homes in Green Valley.

Different. They are providing such things as exterior building maintenance and the local landscaping. Generally it is a reasonable deal if you work out the cost of painting, roofs etc. And they do all the landscaping. My single family is reasonably large but I pay about $300 a month to my gardner.

Our HOA in Green Valley South (Legacy Golf Course area) is $55/mo and that includes common area maintenance and community pool maintenance. We don't have gates or guards. The golf course homes across the street are behind guarded gates and I assume the HOA is substantially higher.

Our HOA is $285 and includes landscaping of the common areas (when the Board decides to get it done), hot tubs, pools, gates and human security at the gate. $87 of that monthly fee goes to replenishing the reserve fund due to poor financial management by previous Boards.

We are looking in Green Valley, Anthem, Seven Hills and have friends in Southern Highlands who said we should move there. My family and I live in the Anthem/Seven Hills area. In Anthem Country Club, the Estates area at Seven Hills, and Southern Highlands Golf Club, you are not gaining access to any recreational facilities by virtue of paying the HOA fees. The fees to access the clubs are extra. The Rio Secco Golf Club is located within the Seven Hills community. While it is open to the public, I am not aware of it having any country club amenities such as a workout facility, pool, or tennis courts. Both Anthem Country Club and Southern Highlands Golf Club have workout facilities, pools, and tennis courts in addition to golf. You can choose to be a social member at each of these clubs which gives you access to everything but golf and results in slightly lower monthly fees. However, you typically still have to pay an initiation fee along with a food and beverage minimum each quarter. Another option you may want to evaluate is the Club at Madeira Canyon which is south of Anthem Country Club. I believe they have a workout facility, pool, and tennis courts within the community, but there is not a golf course. I also believe you can access these facilities by virtue of living in the community and paying your HOA dues.

You are correct that Inspirada is still being developed and likely will be for quite some time, and it is also quite close to the Henderson Executive Airport. Anthem and Seven Hills are pretty much built out at this point which my family and I like. While Southern Highlands is significantly built out as well, there is some development going on there now especially in the southern part of the community near the golf club community.

The Club at Madeira Canyon has club-style amenities with a guard-gate; I think we paid $240/mo for HOA there.

Our HOA in the northern part of Las Vegas, far, far away from Seven Hills or Green Valley, has dues of $15/month. At least 2/3 of that is earmarked for management of and efforts to collect the $15. Honestly, I'm not interested in living someplace where the HOA gets a lot of money. The board starts getting inflated notions about how much power they're supposed to have when they look at the financials and see how much is rolling in every month.

HOA at Anthem Country Club is $167/month, covers Guard Gated Community, Landscape, common walls, roads, community pool and Security Patrol.
