That's the reason why to live in a gated community. The HOA owns the streets and can prohibit on street parking.

We bought in 2010 and it was not an issue at all. I would not have bought if I saw it how it looks today. Investors bought up the foreclosures after the bust and turned them into rentals that seem to attract multiple families to one address.

I'm not a fan of gates but I can see its advantages in Las Vegas. The last city I lived enforced it even on a public road. Summerlin told me there is a county code that overrides the HOA rule against it when I complained about someone that abandoned an obviously immobile car in an intersection for weeks. Code enforcement handled it eventually.

I'm open to moving to a nice gated community, I just prefer to have an easy commute to McCarran Airport.

Anyplace in the southern half of the valley, east or west, has an easy commute to the airport. Anything as far north and west as Summerlin and as far east as the I415-515 junction, and even south on I515. Good highway access is key.

Ummm... IDK where exactly you live but parking in front of fire hydrants, in fire lanes, an in intersections (what???). Is pohibited and enforced in my experience.

I don't think of Silverado Ranch and Anthem being comparable -- they are not at the same price point and have different target markets.

I prefer a one-story house if possible. 1,500-1,800 sq ft., 3 bedrooms and 2 bathrooms, 2 car garage, and I'd like to stay between $300-$350K. Any suggestions?

The cul-de-sacs in the RNP zoned areas are generally not dedicated and remain the property of the owner. Others have a right to pass but no right to park. I believe that can be done anywhere...you simply decline to dedicate the street. The downside is you have to maintain the street yourself.

Silverado is not particularlly rich in renters. About middle of the road. Using same billing address as a criteria Silverado is about 69% same address. 89012 is 73%. 89074 is also 69%. 89128 is 64%. All of these are for SFRs. I would expect Silverado to hold up pretty well as it is a convenient place for strip workers to live.

There is a large drawback to Anthem with respect to Silverado or Green Valley. Takes 10 to 15 minutes to get off the hill which adds to a commute to almost anywhere. The back side of the hill will get a little better as the Henderson Airport area gets completed. But it will still be a delay to get anywhere.
