I have a flat roof similar to the attached. I think I have 6" of closed cell foam insulation on top of the roof, and another 8" of open cell foam insulation underneath the roof.

No leaks. No issues. Works well.

I'm glad that your roof is functioning well. Here are my real-world experiences and recommendations with owning a foam roof:


- What do you have for ballast? Hopefully it's smooth-edged small river rock and not crushed stone.


- Stay off the roof (and keep others off it too) - probably the cardinal rule for foam roofs.


- Foam roofs can (and do) act like a big sponge. They can hold a lot of water while appearing to be functioning normally. If you ever have any reason to suspect that water is penetrating the foam, investigate immediately.


- If replacement is required, do a complete tear-off of all the foam and replace with TPO membrane. This may also require replacement of all or parts of the roof decking, and may require a different approach to insulation. If you get to this point, it's a significant expense but it's better than mold and rot.

I've been getting quotes for "modified bitumen" roofing on a 2/12 low pitch roof. The quotes have been around $350 per square (100 sq ft), and about half of that is labor cost. The more I look at rolled roofing online, the more I'm considering metal roofing. I just need roofing on a screened-in porch I built on my house. I think the rolled roofing would look weird with the dark shingles on the rest of the house. Metal roofing can be made in just about any color and design.

Yep.

But flat roofs are not really flat. They are slanted enough for runoff through my scuppers. I have a Santa Fe style. Had one in Albuquerque too. No problems.

One of my trees was over the parapet before I got it pruned, so I need to make someone go up and see if the leaves stopped up a scupper.

I don't get into the technical stuff though. If the roofer told me a certain material was best, that's what I'd use.
