Las Vegas housing seems like a steal even at these prices to me as a Seattleite, just outside the city limits in the burbs. My primary residence is 700ishK alone. My crappiest rental an hour away from Seattle for a 75+ year old shack of a tiny house is 150K++

I'm in NYC, so it looks the same to me. The problem is, you can't make nearly as much (on average) in Vegas as you can in Seattle or NY. There's not such thing as a free lunch.

Honestly your best bet is a 55 and over community in an HOA. Otherwise you are going to be in dumpier parts of the valley.
