I'm in it for the long haul like 7-10 years and $25K less a few months from now won't make any difference in 2017 or 2018. I don't think too many people get hurt if you give any markets TIME to come back. VEGA$ is still an awesome place to hang out.
If you are buying for the teen years out it makes little difference what you pay. You should in fact go for parameters that are not involved with price. In that time frame prices with inflation and all that will likely triple or quadruple. So the the price payed at the moment is not nearly as important as the "legs" of the vehicle.

So why would you be featuring making a single offer well under list?

And why would that be? Do you always make your best and final up front?

I can tell you many times when that is not the best strategy....

Why then you just stand pat. If it is only your offer you have to worry about you will be fine.

There are however other strategies.

I don't consider 10% well under list, I consider that a respectable offer. I will NEVER pay full price even if the beginning price is just a game to begin with.

In all my years in buying real estate, patience is the best strategy. I don't know how many times I've been told "if you don't buy this one somebody else will"....I say well then let them buy it, there are plenty more where those come from. Having cash in hand and time is the best formula in getting a great deal into today's market. I don't mean to steal something either.
