He's showing us figures for delinquency of the country. That's really not helpful in understanding Vegas trends. Also his writing composition is abysmal and does not instill confidence in the individual.

There will always be some people saying it's not a good time to buy and others saying the opposite. My advice to people is make sure a purchase makes sense to you, not because someone tells you it makes sense.

Right on.

According to some articles out there, early 2000s was a bad time to buy, mid 2000s was a bad time to buy, after the crash was a bad time to buy and during the recovery is a bad time to buy.

@von - There were plenty of realtors going on the local news stations during Summer of 2012 saying, "Dump your portfolio! Everything is going to come down!" and the opposite happened. You have to see what their agenda in giving that advice is and what science they have to back up their claims. Sometimes science isn't even enough, we know the market is being controlled by legislation. A good study to make is whether the lenders wanted legislation like AB-284 to go through to begin with, I'd sure be interested in that.

I guage the accuracy of the information on the amount of vitriol my posts receive. I posted a long synapsis which provided a line by line evaluation of what is happening with facts to substantiate it. It took me a while to compile the data but I figured given the seriousness of the topic it was worthwhile. I never saw a post disappear so quickly!

What amazes me most is the way people just rationalize the lying and cheating as: "it's just the way business is done".

Whatever became of: "Truth, Justice and the American Way"?

I don't even understand these figures that this real estate agent posted on his site. 4.3 million houses? That number is not for Vegas so where is it exactly? CA, NV, AZ combined? The information is not explained nor given any context, it's completely useless for making an argument.

Well last April would have really been a nice time to buy. For April yoy SFR median price is up 30.6% and mean is up 34.3%.
