Average unemployment rate for 2002 was at 5.9%.
So far average unemployment rate for 2013 is 9.85%

Let me remind you again about numbers from last month;
Median Price of a new Las Vegas home $240,000
Median Price of a resale Las Vegas home $170,000

Only in America you get so called recovery like this.
If this isn't a shame then what it is.

Do you not agree that absentee buyers are mainly investors? That's who's buying the majority of homes.
And what about multi-home buyers? In April 2012 there was 10 buyers who purchased 360 properties, obviously those are not owner occupants.

I did not create the other thread and I am responding to your post here so why would I post over there?

I am seeing about a 50/50 split between investors and owner occupants. This is a visible trend that is in LV. What more should I say to make you understand this simple concept?

From these numbers, resale value is up less than 10% in 11 years. Why do some believe that the house prices are going too high?

I already said, many people are sour grape that they missed out the bargain deals in 2009-2011. Now they just wish the market will go down again.
