From what I am watching it seems there is a strong divide. Houses at about 190 or above seem to be moving up in price while 190 and below seem to be inching down.

Just what I am seeing on the sites I am tracking.

Seeing the homes and the prices, the under 190 homes seem to be of much less quality

New video out today from a real estate investor. What I got out of it was prices will continue to go up this year and probably next year, then kaboom. Rent until then, do not buy as it is a seller's market.

I might be able to buy a house here in the next few months. Probably the 89014 area. Good idea or wait?

I have been advised by Real Estate Professionals to wait, however I am a cash buyer and away from the US at this time, so this factors into the decision.

My guess is the Vegas real estate will appreciate moderately (~ 10%) in 2014 followed by a quiet period of 3-4 years with 1-3% appreciation. Don't dare and care to speculate beyond 5 years.
