Why would you have go back to the 1980's? We had a totally different economy than we do now. It would be relevant to use more recent data. The last time, prior to now, that the fed raised interest rates was in 2006. What happened to the Las Vegas housing market at this time?

Gold is on sale, certain stocks are on sale, including local stocks, LVS, WYNN. LVS pays 6% dividend.
Every option you listed is better then buying overpriced Real Estate now.

No Rush to buy real estate now, who cares.

This is crazy talk. You are predicting a housing decline because you NEED it to go down. Talk about wishful thinking! If you're seriously waiting for a 50% decline, you just resigned yourself to a lifetime of ever-increasing rental payments. (In other words, paying for someone else's mortgage) This kind of thinking would be hilarious if it weren't so sad.

You are living in the past. It doesn't make any financial sense to buy overpriced real estate today. If I have choice between buying overpriced real estate today or gold, LVS, WYNN, oil stocks that are on sale, guess what am I going to buy?

Buyin Real Estate today is not smart. No one cares about it anymore, it's old news.
