I do not have time to read through 610 pages however, I did look at the list, and 2 of the zip codes I lived in 89131 was ranked #2 and 89074 #30...my ex husband had to file bankruptcy out there with his new wife. Our house was bought for around 209K and we're short saling it for 110K and her house was 250K and she just short saled it for 65K....in-freaking-sane.

Yes, insane. It over-corrected to the downside in my opinion.

Great pickings though if you were in the market to buy again. I've already bought 2 places (not investments... one is for the aging in-laws). Amazing value. Amazing quality. It's like picking diamonds up off the street.

Same here. I have 3 aging-retired in-laws that will soon be LV residents. All are cash buyers. I can't direct any of them to the Internet for research/help because they do not use the Internet. Never did. No email, no computer, no smart phone...nothing.

They are straight up old school seniors that have been saving all their lives.

I have been helping my cousins for the past couple of weeks now. Even though prices are rising, homes are still much much cheaper than a couple of years ago.

Now is a good time for primary residence buyers. I'm not sure about investors.

In today's local Sun News paper there was great news for distressed home owners regarding the Mortgage Debt relief.
The Senate voted 89-8 to approve a deal, struck between Vice President Joe Biden and Senate Minority Leader Mitch McConnell to permanently extend pre-Jan. 1 tax rates on income levels up to $400,000 for individual tax filers, and $450,00 for couples.
It also extends unemployment benefits, the sales tax deduction, the mortgage debt relief deduction and energy tax credits through 2013, and pegs the maximum amount of inheritances that can be waived under the estate tax to inflation.
Why lawmakers’ failure to beat fiscal cliff deadline might benefit them

Hopefully it will pass congress now.

I just happened to look at the house we are trying to purchase via short sale Zillow page. According to Zillow a notice of default was sent on Dec. 7th, 2012. I assumed that the owners were in default. Does the NOD tell me anything about what is happening with our short sale? Could it be going into foreclosure? Do I need to worry after waiting 5 months for approval?

Yes, you need to worry. Same exact thing happened to us and our short sale purchase was scuttled because the home was foreclosed before we could complete the sale.
