I am wondering if anyone lives in Siena or has friends/family who live there and would love a little input on this community. Thanks in advance.

Very nice homes. Best of the mature communities. Efficient and nice fit and finish. On the flat and tight packed. Lots inferior to SC Summerlin. Limited views of golf course and mostly narrow fairways. High ball impact. Adequate facilities not up to SC Summerlin. Gated with the resulting high HOA fees. Section to the west (across Trop) annoyingly separated from the rest. If looking try to stay in the main segment.

We went to a few open houses today in Siena. Community center is nice -- we like it as well as Sun City Anthem. The finish out on the 3 homes we looked at were nice and had been updated recently. Its pretty flat -- which is good for walking and bike riding -- but we were not overly impressed with the views and there were high power lines running thru the area that we disliked.

They don't have a hiking or running club -- just power walking and walking -- so that's a disappointment.

The HOA fee is $225/mo which seems ok -- we own properties with much higher HOA fees.
And, the HOA fees at Siena include membership to clubs and all the fitness classes. In both SC Anthem and SC Summerlin, clubs have dues (albeit only $10/year) but fittness classes are $2 each or $25 month for unlimited. SC Anthem and SC Summerlin have monthly HOA's under $110, however.

I'd hoped I would like Siena more than I did. I like the Summerlin area but the community centers at SC Summerlin don't appeal to me.

Good friend lives in Siena, there every week. On the flat, where? Its built on a hill! Drive from Hualapi to town center its up hill all the way. Will agree with very nice homes and best of mature communities senior or other wise. Lots of pride of ownership. 1/3 of homes on golf course. Best homes, best views rarely come available and are sold within 2 weeks, full price. Those are on golf course which is in a gully, no balls hitting houses. Facilities are gorgeous, everything is being remodeled.
Power line don't effect high level Siena homes.

Much less crime than SC Summerlin. Guard gated community. Fine for gate sneaking. SC had clown pulling gun on people driving in golf carts. Our attorney sold his house in SC, he wants to be in Siena where its safer.
$225.00 is reasonable for what you get. No extra SID of $100.00 like SC Summerlin. So add that in and you are almost same cost for anyone going in and out of that community vs guard gated.

Friend said many of her neighbors sold homes in the Ridges, Queensridge and Red Rock - downsizing.
Trop side was an afterthought from success of Flamingo side. Prices hurt the most during downturn.

Across the street from community is being built the most expensive homes in Vegas project by Howard Hughes corp and group out of Phoenix.Which has built exclusive communities around the west. Very private community & golf course, Many singers, business titans and actor names are said to have bought lots in there. Amenities are going to be unbelievable. HOA outrageous but you get what you pay for.

I have a friend who owns a home there. The facilities seem nice, and he says that there are lots of activities scheduled. How it compares to other such communities, I have no idea. All I can tell you is that this friend is very particular, and he decided on Siena.
