Does anybody know anything about Regency at Summerlin which is a 55+ community that opened last year?

Very expensive. Small units. High HOA fee. Playing to the upper middle up. Toll Brothers so a pretty good fit and finish can be expected. Fancy clubhouse. Many services.

"fit and finish". Toll Brothers builds a nice house. Some care and good materials. Much better than most...and then they overcharge for it.

Zillow show HOA fees of $209 per month. For a gated community with a clubhouse that includes a fitness center, and some landscaping maintenance provided, that fee doesn't seem too outrageous.

On the other hand, $311 per sq. ft seems high for a tract home in Spring Valley.

Actually $250...there is a master plan fee of $41. And that is with Toll Brothers in control. Likely pop another $50 or so when it goes to the owners. That is around twice that of Sun City Sumerlin.

They appear to have about half the development plotted. Around 300. So around 600 units total. They have sold 36 so far...about 8 per month. May pick up some as summer approaches but more than a five year build out.. So anyone going in now can count on construction problems for the foreseeable future.

Price appears to be between $270 and $300 a square foot. Lots are between 5,000 and 6,500 SF. Tight.

Where is that located please? Near Southern Hills hospital. Seen the traffic over there?

Toll Brothers has been kicked out of a couple states for shoddy products as a few other builders.

Sun City Summerlin - does it pay the SID fee of $100 per month to Howard Hughes (Or whatever name they go by now.)

No. Master plan fee ($41). Not paid by Sun City Summerlin. SIDs and LIDs are different and are beginning to be paid up in older Summerlin. Generally had a 20 year term. SCS pays an HOA fee of $109 per month. SCS never had SID or LID.

Toll has generally been a higher end builder here. Few build quality problems.

The actual number of homes is 434. They claim to have sold close to 100 homes.

Claim and what they actually sold are 2 different numbers. Think I'd believe the 36. That isn't many for as long as they have been set up for. My agent friend says they offer very little in amenities compared to their competitors.

They keep blasting my area with mailed 4 color marketing materials. Obviously not working. Maybe they need to work on the internet and SEO.
