Can a house be advertised and listed as a 3 bedroom house if one of the "bedrooms" doesn't have a closet or a door??? It is basically 3 walls, one window and an arched opening into a hallway to access the room.

This room looks like an office/den and was used as such, but the owners are listing it as a bedroom now that they are selling. Are there any rules as to what constitutes a bedroom????

Can this listing be considered "false advertisement"? Thanks for your professional input on this.

The rule is window,closet and door. There is also however a quantity in the County assessor record. It may well say 3 BR even though some homes are two and a den.

It is not practically enforcable. Let it go.
