I think it's fair to blame part of the increase in high end HOA homes on Californians because California retirees frequently cash out and perceive Nevada home prices to be a bargain, but that has very little to do with housing for the middle class and working poor. People who have to work for a living should think twice before moving from California to Nevada. There really aren't that many jobs, those that exist don't generally pay well but rent has gone through the roof, and the median home price is now higher than in Sacramento. This whole boom and bust cycle that continually plagues Northern Nevada seems to have a life of it's own and can't be blamed on Californians.

That is all very misleading. Average apartment rents in LV are significantly less than in Reno or Sacramento. Nevada has never had large amounts of subsidized public housing which is the only place where it lacks...but that may actually be a good thing.

And employment at this point is quite good. LV tends to pay better for many of the unskilled, semi-skilled jobs. That is driven by the Strip and Culinary which has established a better pay line than most cities.

And CA drives pricing over a vast range in Las Vegas. It is certainly not the only driver but it is a big one. In fact have a couple of clients now doing it...though one is keeping their SD home so for now LV is a second home. And one is trying to hit around $250K which has gotten tough for an SFR.

Las Vegas home pricing is much less than Sacramento or Reno.

Las Vegas is not a good place for techs and such though it is getting better. They are certainly better off in Phoenix or CA. But the rest of the workers do fine.

I apologize, in the past I have stated that I was talking about Northern Nevada, i.e. Reno/Washoe County I apparently did not do that in my post, it was an oversight.

I’ve purchased two homes here, on my own. I had good advice to offer, but not to you. I’ve been here since before Summerlin existed. Yes, that long. I’m not a real estate agent and don’t have a dog in this fight.

I never personally attacked you. Not once. I think misrepresenting yourself is vile.

I asked that you stay in Northern CA. That’s not an attack, it’s advice.

If you chose to take other posts that were generalizations personally, that is on you.

Oh no what you are saying is not correct. When you said that I misrepresented myself as a poor single mom that was a personal attack. I never use the word poor to refer to myself. And why do you feel that as a misrepresentation when I am a single mother and I am going to buy a home somewhere that I choose. That is a personal attack straight up and down. Then to go on and say what is the city data forum appropriate term for tw**, that was clearly you calling me a curse word. Then you go on to say that I am the most vile original poster you have ever came across. All personal attacks. I have reported you but if the moderators choose to do nothing then it is what it is. And I will have a wonderful day as a beautiful young educated woman that I am :-)

Knock yourself out, lady. You were the one who started your thread about a single mother who lives in subsidized housing looking to relocate into one of the most brutal cities in the west. I was trying to help. For free.

Then I read the other thread you started about looking for real estate appreciation in Summerlin. Really?

We will probably both go to band camp over this one, but I am not sharing my tent.
