Our whole development is single story homes between 1600 and 2000 sq. ft. All are on 6500+ sq. ft. lots and not on top of each other.

My bedrooms are all upstairs. I put a ceiling fan in each room and solar shade curtains on the windows. I put the house ac at 82 at night and it's cool enough to use a blanket (sheet)
I put a layer of blankets over my window because I sleep in the day time and my window faces east. I was able to use my heavier blanket all summer.
There is about a 10 degree difference between upstairs and downstairs in the winter when we have the heat on.

I was gonna stop by for a sleep over with my wife and the two dogs.

They like to build houses in Vegas with thermostats facing the West, which is why you end up with warm/cool spots on the second floor.

We will be buying within the next year. We are looking at 1 story due to the fact of age. In our mid 50's not getting any younger and plan on Vegas being our retirement home. I don't care to climb steps in my 60's, 70's or 80's.

My upstairs sucks. I would say there is at least a 15F difference in the summertime between the upstairs bedroom (faces south and on top of garage) vs the downstairs bedroom that's isolated and faces north.

I'm going to look at painting the roof white and/or installing some radiant barrier if possible.

I would think a single story is a much better set up in Las Vegas during the summer.

Last March I had some wind damage that forced me to replace my roof. I went with white energy star shingles because there is a $500 tax credit. White is the way to go! My electric bills were almost $100 per month cheaper than last year plus the house heats up much slower with a white roof.
