For home builders though, it is the carpetbaggers that are really attracted to this region. The person mentioned with his "Napolean complex" is just a dime a dozen here.

Lived on the golf course. But the course behind us was down in an arroyo. Many feet lower than our house. You should of seen that sucker flood. White water rafters could of went through there a couple times.

How are homes selling on Winter Palace, King's Gate Court, or Orient Express? A current casino owner owns one on KGC and they really spent the money building it. Which even with the golf course open, they would of never got their money back. But I'm sure they don't care. Their casino's print money.

Queensridge is NOT officially in Summerlin. 1 block outside of it. We used to be reminded of that from RE agents. Never hurt when we sold our home, which I all I cared about.

Juicy ones - many of the usual ones you hear about men in LV who have let their power go to their heads.

JMO - I think he's fighting so hard for building on this golf course as he has burned enough people in this town. If this doesn't go through, he's done. Think he's promised a little too much to his money source in Israel.

All the land most of his projects are on, came from one guy. And they now have no more land left to sell him.

The Badland thing continues to percolate...

The LV city Council is putting up the money to fight of the Badland's developer.

Should be an interesting battle. One big local law firm opined there was no way the developer could get that land rezoned. And there is huge money behind the resistance to developing the course.

The issue got Bob Beers bounced from the city council so the view of the district would seem clear.

Nothing tired about Queensridge. the oldest homes are just getting to 20 years. And prices in there are up about 10% from a year ago.

Thing is, these communities get old and stale after about ~10 years, just look around. The wise tend to move on after that grace period. New construction is key and stability/maintenance of previous developments is simply out of the periphery. Look at the Summit, for example. The higher end offerings open up the doors for the upper echelon to get out of cumulative places like Queensridge.

Queensridge, as you all should know by now is the new Silverstone, nobody REALLY wants to live there. Most of the homes look like the the 90's exploded in them -- as they are oversized, tacky, dated, has-been type monstrosities.

Nonsense. Prices go down in places where people would rather not live. And it will be interesting to see what does happen in Silverstone. My bet is still that Silverstone ends up with the golf course for free. but has to subsidize it to make it work.

You're wrong. People want to live in the now, not in limbo over what might happen to their investment and livelihood due to some grave robber. The Summit, for example, provides the best outcome for pre-existing Summerlin high tier dwellers for at least the mid-term.
