just develop the golf course already and save taxpayer dollars. i'm assuming the city is going to waste a ton of man hours and incur outside counsel costs for the sake of the ultra rich queensridge residents.

Some of the Queensridge homes are very high end but a lot are not. Some in fact are moderately priced town homes.

I would think it practically impossible to develop most golf courses without the cooperation of the HOAs involved. For instance in many if not most the fairways are in fact the flood control channels for the area. So the courses are in the 100 year flood plain and will require extensive work to reroute the drainage...and then they likely need to figure out how to get the drainage out without help from the neighboring properties. In fact in Badlands the developer is trying to get permission to use septic fields rather than sewers as much of the property is too low to be connectable...and they can't raise it without flooding the neighbors.

There are also access problems. Some fairways have only a cart path to access them. You can perhaps slide a single lane of access in but that will never meet building codes.

The whole area though does need some cleanup. What happened in Silverstone was simply awful. Silverstone Ranch had the golf course property properly blocked from any use but a golf course. But even years later they have been unable to force compliance due to legal dodging by the buyers. I would think the only rational outcome is that the Silverstone HOA ends up owning the cost and has to pay some minor sum to an operator to run it.

What green? That "green" golf course you speak of has been dried up for years and long since resigned back to the desert.

It will remain ugly whether it gets built upon or not. Queensridge is a relic in ruins and you better bet only more of those master communities from the 1990's will follow down a similar path. Many communities from that era have way too much open space in them that has simply gone to waste.

The vast majority of Queensridge is dense suburban. Only a small portion of the homes are on the course. And even they were mostly desert before the closing of the course. The green fairways are certainly gone...but the greenery in the neighborhoods is intact.

Going to be interesting tio see how it all turns out...but it is very unlikely to be developed.

Mulch beds in the common areas have not been turned over in the better part of a decade, the place has an overall appeal of abandonment. If it drags on long enough and the course is not developed at all, homeowners will contunue to leave and Queensridge will be the next Granada Hills. It will be marketed as "Summerlin's Premier rental community". Dont worry, the "rich" side can afford to leave and cut the loss. It will be quite a scene.

Post is again pretty much all nonsense. The single families in Queensridge did drop a few percent as the fate of the golf course became an issue. But over the last year they have fully recovered and are averaging around $205 per SF. That puts them well above the range for competitive rentals. The townhouses there never dropped and are in fact increasing in price quite quickly at the moment. Look very similar to the rest of good LV.

The large lot homes down the middle of the course likely still have some impact...but there are actually not very many of them.
