I forgot to mention how far away remains to be seen.

Doesn't really matter much as long as we have access to a "nearby town"

We plan to start close and work our way out.

3-4 hours is not out of the question

Also if we got closer to say Reno ( just for example) then it would not matter how far we are from "the Valley" as we would not often visit if we had closer options.

Hope that made sense

SportyandMisty,

I was just looking at Hawthorne and it looks nice but appears to get a lot of snow.
Of course, it does not look to get very cold so that may work.
Esp if it gets warm enough to melt it during the day

Being from MN we have a pretty good snow tolerance

Flagstaff seems pretty decent along with a few other places.
The cost of living is a bit high in Flagstaff.

We would like to stay under 150k but up to about 200 would be doable.

Thanks for all the input!
Pahrump is possible but very tight, we thought about it before Florida..... New is now well over 200, closer to 250, 280 for 1800sf.

Resale, there will be some possibilities under 200... under 150, very doubtful now unless its a manufactured home...

I drove through Hawthorne last summer on my way back from a tour of the Tesla Battery Factory outside Reno. I thought it was a nice small town. The two positives: it is the county seat of Mineral County, and it is home to the Hawthorne Army Ordnance Depot https://en.wikipedia.org/wiki/Hawthorne_Army_Depot.

The downside is the economy is driven by the Ordnance Depot, and as such, is vulnerable to a base closure. Of course, they have to keep all those munitions someplace, and I suspect few other states would welcome it.

Caliente, Panaca, Pioche, are all very boring, tiny towns with hardly any stores or fun. If that's your thing...then go for it.

With most of those choices you are paying a premium for being near California. Nothing cheap anymore except isolated small towns you probably go crazy in. Want something cheap and desert like with casinos? New Mexico is calling you.

No problem with a manufactured home. after all, it's not like we are in tornado alley

As far as casinos go we would not mind have to drive an hour or two.

However, I would not want to drive that far say for groceries
