I love the weather there. But I'll only move there if my back porch is on the sand.

I agree. I’d go to Catalina Island or Dana Point.

I think it’s funny LA is 3rd. It’s a completely horrible, soul-crushing place to live. SF isn’t much better. I’ll grant if you have $50-100M net worth it’s probably a lot better but even $10M is nowhere near enough. You simply can’t live “the good life” there with any reasonable amount of money. My dad had a Newport Beach condo about 1,800 square feet, very great view but otherwise crammed in and unimpressive, and he was renting it as a vacation home for $13,000/month. I’d never be able to imagine living in a place that small now with such a poor layout. Yet I also couldn’t afford $13K per month. When I lived in Downtown LA I almost never went out, I tried to keep my costs as low as possible, and it was impossible to live on less than $5,500/month after tax income. That was in a 920 square foot condo with no view of anything. I started realizing the lifestyle you want in a city like that just can’t be yours without being exceedingly rich. I was out $3,300 in just mortgage, property tax, HOA dues, and home owners insurance before I had even spent a dime on basics like toilet paper or food lol. I ended up canceling cable TV because I couldn’t afford many extras after the basics were taken care of.

Las Vegas is only headed upwards, it’s an exciting time for the city. It’s a great place and everyone who isn’t blind realizes that now.

I have a friend that moved from Vegas to Santa Barbara and rents a cottage by the ocean. 900 sq feet 3,000 a month. He’s nuts but loves it.

I think Vegas is a safe bet for a $400k home. In my opinion I wouldn’t touch anything over 800k. That niche is not heating up. The homes sit

Hockey has changed this city overnight, for the better. Hard to say what football will do, but it can only improve things.

It's starting to feel like a normal city now, and for that reason, I can only see real estate prices continuing to skyrocket.

I spent a year in Santa Barbara. Best year of my life.

Anything in Green Valley Ranch with a pool under 400k is contingent in a week. Not sure how it is elsewhere in the valley.

That was me. I'm glad you gave them a try and it worked out. Not sure why more people in the valley don't use them. Cheers.
