There are some really crappy areas of old Summerlin.

I don't have children and I live in SW Summerlin. 5 minutes from Downtown Summerlin, which we rarely go to. Now where near Ikea, Walmart, etc We go to the strip often, love the shows and dining.

Boca Park, Angel Park Golf & Queensridge are not in Summerlin. Don't pay a premium to live in an area that is not. Find a map to see the true borders of Summerlin.

No, it is Summerlin. Nova Ridge is in The Cliffs, a village of Summerlin, and you pass IKEA on the way from Henderson at least. You don’t pass IKEA or anywhere close if you drive from The Cliffs to Downtown Summerlin, that’s a totally different route. But yes The Cliffs is absolutely the furthest part south in Summerlin and that area is awful. Spring Valley? Yikes. I’ve met 3 people here so far from Summerlin - keep in mind the message they’re sending is that this is the affluent, rich part of Las Vegas (their words in marketing) - and one was our Uber driver, one a temp employee, and another a waitress. That’s absolutely hilarious to me. There’s nothing wrong with any of that but the idea of paying a premium so I can have the privilege to live next to someone who drives Uber part time or serves tables at a chain restaurant LOL. Gee if only I could afford that crazy area!

We absolutely love Green Valley, though. We explored more today and went to Axis, Pardee’s highest end offering and not only are the views there amazing but the area has tons of retail within 5 minutes. Blue Heron’s top offering, Sky Terrace, sits adjacent as well as Lennar’s The Canyons. It’s way greener and nicer looking than any part of Summerlin I personally saw (Downtown and South, didn’t head north). There’s so much on Eastern which I loved. It felt like home. I think you know what feels right for you and if someone loves Summerlin that’s fantastic but it’s very overrated if you ask me. I saw absolutely no comparison between it and Green Valley, which is what my relatives told me all along I just didn’t believe them. I’m baffled by the whole thing so I’ll have to chalk it up to personal preference. I think that place is the very definition of overpriced housing lol.

I couldn't care less what side of town you like. You think Walmart, uber drivers and waitresses don't exist in green valley? Lmfao, just l.m.f.a.o is all anybody reading your comment can do. So ignorant.

jLB - You are doing the blind men inspecting the elephant bit.

Summerlin and southern Henderson are virtually perfect matches. If you know the areas you can match every tract with a like one on the other side. And they are roughly the same population.

And there are areas not in either that can match up as well. For instance simply check where Blue Heron has built.

In many ways your best match might well be the area across the 15 from the north end of the strip. Older but many have been revamped and are quite nice. And your ten minute area is the north Strip and Downtown.

Umm wow lol this reminds me a lot of my days taking philosophy classes with non majors. They don’t know logical argumentation so it’s painful to discuss.

Nobody said Summerlin doesn’t have some nice homes, a quick Zillow search proves that. But listing even 200 wealthy people is meaningless, there are 100,000 people in the Summerlin area! How does your brain process this information and come up with that?! Lol. It’s like finding a container of a dozens eggs and I say there are a bunch of broken eggs and you point to 1 egg that isn’t broken and say, “There’s a non-broken egg so ha!!” My point was simple - if it was that affluent or great of an area there wouldn’t be ANY Uber drivers who live in the area. I’m not saying that’s realistic but I am saying the name “Summerlin” doesn’t mean anything, doesn’t stand for rich or affluent, if even one waitress or one Uber driver can afford to live there. That wouldn’t be the case at The Ridges in Summerlin for instance, so you clearly have to narrow it down to Summerlin isn’t a special area whatsoever but there are parts of it that are.

My aunt was a real estate agent in both OR and NV for her entire life, and more than 15 years in NV. She never saw the appeal of Summerlin and I sure didn’t either. I don’t agree whatsoever that you could find anything similar in Summerlin to Green Valley because there’s simply not the same feeling at all. There’s a feeling of complete boredom being so far from civilization or any sense of having convenient retail and restaurants
