My apologies if this is inappropriate to ask, but I need a comp on my house. However, we will likely be selling to a relative so any RE agent who is kind enough would likely not get the business.

I think I have a pretty good idea, but Zillow and Realtor has it at about $20,000 to $30,000 higher.

If you are a realtor and wouldn't mind, please DM me.

If you have any other advice that perhaps I had not might have thought of, please let me know.

Call the mortgage company where you plan to do the closing and ask them to recommend a property appraiser. It is worth getting a professional to appraise your property.

Better yet,have your relative be involved in picking the appraiser. Then down the road, if the value goes up or down from the appraisal you won't be accused of getting the wrong value. Makes it a lot more comfortable at future family gatherings that way.

Also you actually will have two appraisals, the one you hire plus the bank's if they get a loan.

Don’t look at zestimates or whatever. Do a search of sold homes in your neighborhood with similar specs during the past 1-3 months. You don’t need a realtor to do this for you.

Unless you are selling for cash, do not get an aprasial, a waste of money as the lender MUSt use the assigned apprasier. The yare not selected by the bank per Freddie/Fannie. You will go by this apprasial that generally includes fair comps. It is an up market so I doubt if any discount for slow market will be involved. You ca nadjust the price up or down after this point unless you are locked in a contract, see the details.

Definitely. I sold for $60,000 more than the Zillow estimate so that isn’t reliable. However you can go on realtor dot com, put in your zip. Use the map function to go close to your house and then filter to show the solds.

Just look at Redfin, Zillow and pick the highest one, and maybe add another 15% for likely appreciation in the next 12 months.

Do not subtract any costs you may have incurred otherwise (such as Realtor commission) and make sure they waive everything they can, especially the inspection. Everyone knows you don't need an inspection when you're spending that much money on what is probably the most boring investment you will ever make.

Oh and one more thing before I forget, don't disclose anything on the Seller's Real Property Disclosure, that will likely cost you more money down the road to fix unimportant things, like faulty electrical.

On second thought, I guess you probably won't need any of this since you are doing a FISBO. Just get a piece of paper (anything on hand will do, a sheet of toilet paper is free at your local bar) and write the agreed price down and get both signatures and the cash. Don't forget the cash!

Escrow companies will write a good contract based on buyer and seller agreements, just like they do with a standard MLS signed offer.
