Can an investor make money at this point renting house bought at current prices? I think not, but I'm not sure. Investors making money now bought in 2010-2012. They may be selling out now into the rising market.

It may be more a flipper market. Buy something untouched since the builder put in 100% contractor grade dreck finishes. Spruce up the cosmetics. Hope that and a generally rising market makes them a profit.

I didn’t say it wasn’t measured by year, I said it was 0.1% for last month. Obviously that’s not for the year. Any way you cut it, there’s hardly any inflation!

Maybe that's in part because they have changed the way the compute it and what items they count

Consumer debt is at all-time highs so if they are not being reckless with their home equity they sure seem to be with the credit cards and car financing.

Defaults on both are on the rise

A LOT of folks are carrying HEAVy debt on cards and if that rate goes up then many may no longer qualify for home loans due to monthly overhead going up as credit card minimum payments rise

If you have any debt on credit cards you shouldn't be borrowing more.

I'm not sure it takes any more discipline to be financially responsible here than any other major metro assuming no addictions.

You don't think it's easier here to get addicted to things whether it be expensive food, the adult entertainment life, gambling, alcohol or drugs?
