Does anyone have any views on Manzanita apts? Who lives there/etc? I have read it is a bad area. Is it a bad area due to gangs/ghetto/crime? or bad because it is just poor? Any insights would be great thanks.

The rule for NLV is west of 115, and north of Craig.

I don't know that complex specifically, but based on the address, I'd say stay away. My aunt lives in that part of town. Lots of crime.

I used to visit the place often since several of my coworkers used to live there. Good place in a bad area. Across the street from a slummy bar, raggedy casino, extremely busy Wal-Mart and surrounded by tons of low income apartments.

Thanks. I would be buying this to rent out. My concern is collection issues... there are some types of bad areas where people pay their rent and then there are the types where they don't...

Poor people need a place to rent as well. The risk is there that you will have to go through evictions every once in a while.

If you are local and up to slum lording it will work fine. If you are not don't. It is not a place where a PM will work well.

A good bit of military and Wal-Mart employees from across the street live in the complex. I would rent exclusively to that particular group since they would be the most stable in the area.

I drive by those apts every day and from the outside it looks well kept. It's gated with a guard so that keeps out transient traffic. Granted, not the best area, but if you work on Nellis it's convenient.

I live in these apts for 3 months and so far so good. Haven't seen any bad things yet. Security are always walking around in complex at night. I feel safe here. So again so far so good.
