Hello forum members,

I'm scheduled to close on a KB home in Inspirada in about 60 days. Today I received a letter which I am supposed to sign that states in part:

"The Future Development cannot be predicted and all Topographical maps in sales offices,...... showing complete community projections do not in any way constitute a promise to complete the community....." "KB home reserves the right to sell, at any time, all or any portion of the lots to any third party"

There are other clauses, but the ones mentioned above are the most worrisome to me.

Those of you IN THE BUSINESS what are your thoughts on this? I'm considering walking and fighting for my earnest $ back.

I read a couple of weeks ago in one of the neighborhood newspapers that Inspirada had only sold 150 units. Correct me if I'm wrong, but isn't there supposed to be more that 1500 homes in the community??? I think when the new buisness center opens up across from the Henderson Exec. Airport it might help the homes sales in Inspirada.

Under no circumstances would I agree to such a proposition...even if I wanted to go ahead and buy the house.

You should strongly consider walking. I would cite the request as an attempt to change the product promised and demand my money back. I would be surprised if KB did not give it to you under the circumstances. But if not off to the lawyers.

We almost bought in Inspirada about 8 months ago. Put our EMD on the house, went to the studio to pick out options and everything. At first I loved the concept and it seemed the only downside was the wait for the infrastructure to be built and the small yards. But both my dh and I just had this odd gut feeling that this development was not right for us. We called off the deal and got our EMD back without any hassle from KB. I'm so glad we listened to our instincts. My advice to you would be to listen to your gut. If its telling you to walk away, do it. Fight for that EMD. Are there any other KB developments you like? Maybe KB can transfer your EMD to one of those instead? Not sure what the options are but please go with your instincts and trust yourself to make the right decision for you.

It's 16 months later - since this last discussion. Has anyone change their opinion of KB @ Inspirada?

Let's fast forward to April 2013. I just put down EMD on two Inspirada homes for a family member and myself. The market has changed drastically in the Las Vegas-Henderson real estate housing market. Prices are on the rise and the Inspirada KB community is finally taking shape. Currently they are selling in the Village Two section with a waiting list or if you're lucky enough to be win a lottery if a lot becomes available. I think it's going to be a great community when completed.

What are they doing to make it more than just another large subdivision? Are the quasi-urban areas with shopping and sorta high density going to be built after all?

inspirada has really shaped up, anything that comes up for sale gets multiple offers, glad I bought when I did.

i just signed my contract and my house should be built by Oct. 2016. All i can say is that the community looks and feels great...the shopping center that's less than 5 min. away has an Albertson's, Bank of America, Starbucks and other small restaurants and shops. For other shopping and dining, such as the District at Green Valley Ranch, it's kind of far. I'm happy that i chose to buy in Henderson though, specially here at Inspirada.
What the future holds? Supposedly, there will be a "Town Center" built over by the Exec. Airport, kind of like the one on S. Las Vegas Blvd., also a big plus is that Via Inspirada is planned to intersect with I-15 in a few years.
