I'd say that's a little presumptious. Just out of graduate school would be what, 26? I purchased my first home right around that time and have known people that bought younger than that. Age does not always reflect maturity and responsibility.

You can do Summerlin on less than 300K. Smaller SFRs get down to around $250K.

You can do fine in NLV or the NW. Stay north of 215 mostly and all is fine.

Key parameter is who is working where. You can actually live most anywhere and work most anywhere..but why volunteer for a 45 minute commute when 15 will do. Kids of course complex things.

I commend these young people wanting to start out fresh in our city. They seem to have the right attitude and can be quite successful here.

Default northwest

I live in Northwest LV. Smoke Ranch and Jones area. There are a ton of houses for sale in my neighborhood since the housing market dropped. I like my neighborhood for the most part and we have two small children. The thing I like about my neighborhood is that there is no HOA and BIG backyards. I come from a small town in PA so a big backyard was a must for me. We are going to be renting out our home or possibly putting it up for sale in a bit if you are interested email me at hippichiclv@yahoo.com. I personally don't think any town inside of Vegas is good for kids. I have lived here for 7 years and now we want to move to northern arizona for a little better of a town for them. Otherwise, we have to send them to private school here and that costs a lot of money. Public schools everywhere here are pretty bad for the most part. I can send you pics of my neighborhood if it interests you. Most of the stuff around here is in the low 200's and some around 190....but they aren't too much to speak of. Why? At least three of the better deals I have been involved in involved 15 year old homes.

These will recover more strongly and quickly than the 2004/5/6 tracts. They are just harder to find. Investors are far too high in many of the newer tracts.
