I am looking for a house (recent build) in the price range of $250K-$300K. I would like to buy a house in a area/neighborhood that will have the best long term resale potential. The areas that interest me are SW, Summerlin, NW, and Aliante.

What are y'alls thoughts?? Any specific subdivisions within the specific areas?

I would think/ hope the the Boulder City area does VERY well..... since I/we have purchaced a home there!!! Good luck with your move/spec!!!!!

i would say the nw, you definitely get the best bang for the buck and the traffic situation is not that bad

Investor or owner occupied? Kids?

Newer tracts likely to be caught up in the foreclosure mess. That means owner occupied may not be a good idea. Tracts mostly built before 2004 or after mid 2007 would likely escape the problem. More expensive tracts will have less impact. 300K is a lot better than 250K for owner occupied.

Investors are better off with some of the heavy HOA tracts that are hard hit. Silverstone comes to mind. Whether these tracts fully recover is unclear. Fifty percent investor in a low end tract is bad news. I would for instance avoids the Astoria tracts in Centennial but would think the Astoria tracts in Aliante excellent. If you can get past the HOA fees Club Aliante remains a very good buy. Will likely recovery fully and quickly.

I like the large home tracts of KB in the north NW.

It will be owner occupied and we have a 9 year old. I definetely don't want to end up in an area with high inverstor/renters.

Summerlin before 2004. Club Aliante. Aliante north of 215. The far NW Log Cabin, Spring Mountain Ranch. Gated higher end in Centennial Hills (Stay at or very near 300K.) Check any tract for absentee owners. More than 25% walk..

No...SW suffers from school overcrowding and heavy foreclosure impact. The right place may be OK...ie older Rhodes Ranch. Watch the schools though.
