Yes, but lower price up front also, so it comes out in the wash.

I get that you don't want an HOA. I have friends tell me their Hoa's are a nightmare, including not being able to leave garage door open any more than 3 inches. Who wants to deal with meetings, and if you don't go, some whack job becomes chief jerk in charge.

That works on the buy side also. If buyers want pools, a buyer who doesn't care will have less competition for a pool-less house, and be able to get it for that much cheaper. Yes they might get less on the sell side also, but, as I said, it comes out in the wash.

If it costs less to purchase as well why is this even an issue?

High resale price is meaningless if there is also a high purchase price.

To determine whether a homeowner is economically better off you have to look at the difference in sales price and purchase price as well as all the carrying costs, e.g., taxes, HOA assessments, etc.

Why on earth would you want your garage door left open at all?! Have people not heard of bugs? They’re a thing, and you want to avoid them being in your garage because that’s just nasty. Garage doors belong 100% closed. People take issues over HOAs typically because they want to do something incredibly stupid and the HOA is there to prevent them from being stupid. Houses here are for the most part so close together that you really don’t want to have your neighbor painting their house pink or doing otherwise idiotic things you have to look at daily and that kills your property value.

Is there a documented case where an HOA member was sued in this way? Even if someone won a judgement, would that not be covered by insurance?
